Introducing

Your local team in Central Otago.

Greg and Anna Sinnott lead Sentinel Homes teams in Cromwell and Dunedin. They see each home as a lasting legacy and value the relationships built with clients along the way, from the first conversation to celebrating handover.

After 18 years in Cromwell, Greg and Anna now live in Dunedin with their three sons, while maintaining their connection to both regions. They are active supporters of local sport, with Anna volunteering on school and sports committees and Greg involved in coaching, managing teams and Masters football.

Their approach centres on listening carefully, earning confidence and working with a team who take pride in the homes they build.

FAQ

Common questions about building with Sentinel Homes.

How much does it cost to build a new home, and what is your rate per square metre?

Building costs depend on your location, design, specifications and site. A rate per square metre gives a rough guide, but homes of the same size can cost different amounts because of their shape, roof, glazing, finishes and foundations. Smart design can make your budget go further through efficient layouts, well-chosen materials and considered specifications. See our pricing page to find out more about what affects the cost.Once we’ve seen your section and talked through your ideas, we can give you a realistic starting point for your budget. Get in touch to arrange a free site check and ballpark estimate.

How long does the construction of a new house typically take?

Construction time depends on your region, design, site and programme. Some straightforward homes on easy sections can take from around 22 weeks once construction starts, but this is not a national timeframe or a guide for Auckland builds or subdivisions. Your local Sentinel team will provide a programme for your project, allowing for its complexity, site work and other requirements.

Do you offer fixed-price building contracts?

Yes. Sentinel generally offers fixed-price contracts ‘from slab up’: once the foundations are poured, the price for the agreed remaining construction work is fixed, subject to the contract’s terms.Ground conditions can reveal work that could not be confirmed beforehand. We’ll explain the groundwork and foundation estimate, allowances and responsibilities before you commit.Client-requested changes, exclusions and other adjustments allowed by the contract can still affect the total price. We’ll take you through these details before signing.

Do you offer free site checks and ballpark pricing?

Yes. Get in touch to arrange a free site check and ballpark pricing, with no obligation. This gives you early guidance; a detailed feasibility study, specialist reports and final building quote come later. We’ll explain any paid investigations or design work before you commit.

Can I see examples of homes you have built near me?

Yes. Explore our Award Winning Homes to see completed Sentinel projects, then browse our Ideas Gallery for styles, spaces and finishes you love. Your local team can share relevant projects and client feedback near you. Tell us where you’re building and the type of home you have in mind; visits to clients’ homes depend on their permission and availability.
